Using the above example of a product that helps people sleep better at night, a feature you could highlight could be, 'this product is safe and is made with natural ingredients which have been approved by the FDA'. Try to keep the features limited on your squeeze page. You can expand on features and benefits more on the sales page.

There are now tens of thousands of groups on Facebook, so search through them by using your keywords. When you find a group that fits your target audience, join the group. The next thing you will want to do is to start your own group on Facebook. Think carefully about what you will name it, because keywords are very important. You can now invite your Facebook friends to join your group. Now it is time to create your event. A teleseminar on a popular area of your niche is best. Plan your teleseminar about three weeks ahead of time, to allow for lots of marketing strategies. You will now be able to invite all of your Facebook friends to this event. That it why it is good to have as many friends as possible. You are allowed to have a total of five thousand friends, so pick and choose your friends wisely, based on common interests.

During the first 24 hours people will begin to respond to your event invitation. Make sure your event is open to all members of Facebook, and not limited to just your friends. Wait for a day or two and send a message to the people you have invited. Send a different message to those you have said they will attend, those who said maybe, those who said no, and those who did not respond at all. This will give you an excellent indication of who the active members are and who is interested in your topic.

Continue to send out message to everyone until the day of your event. And also make sure that people must opt in to your list in order to get the call in details. Do this once a month, add more friends regularly, and you will be on your way to building a good sized, highly responsive list.

Two Methods of List Building - Pros and Cons

If you're reading this article you must have some idea of the importance of building a list.

There's two methods you can use. Both are effective but require different resources.

The first way is to invest is advertising using pay per click on Google or one of the other search engines. There's also ezine advertising where you run an ad in an ezine that is sent out to the subscribers. While these methods require an investment in dollars they don't require a lot of time.

The second way of building a list is to find low-cost methods that really work. Although these methods require little or no investment in dollars they do require an investment of a fair amount of time.

So which way is better.

The answer depends on whether you have the time or the money.

If you have the means to finance an advertising campaign you'll want to consider pay per click advertising with Google, Yahoo or MSN. You will need to spend some time doing keyword research, writing your ads and monitoring your results. You also will want to split test your ads so you can optimize your results. If your ads work well you'll get a lot of clicks which you can send to your squeeze page. Remember to reinvest your profits back into your advertising campaign so your list will grow exponentially. The advantage of this method is that it can build your list fast. The disadvantage is that it can be very expensive.

Another means of paid advertising is through ezine ads. The publishers of ezines will sell ads which will appear in their publication when it's sent out to the subscribers. The bigger the list of subscribers the more the ad will cost. The secret here is to start small and test the results. Make sure that the subscriber list is targeted to what you are promoting. The advantage is your ad will reach highly targeted subscribers. The disadvantage is it will cost you some money, although probably not as much as pay per click advertising.

If you're short on funds but have the time then you'll want to consider article marketing.

Write articles that are keyed to your niche and submit them to the various article directories. The articles should be between 400 and 700 words and include a link at the end which sends the reader to your squeeze page for a free report, free ebook, a course or a free sample. The advantage is it doesn't require money. The disadvantage is that it requires time and the submission process can be tedious.

Lastly, you can spend time in forums and answer a lot of posts with solid valuable information. Include a link to your squeeze page in your signature never in the post. Advantage is no cost other than your time and eventually you will establish yourself as an expert. Clicks are from quality people. The disadvantage is that it's time consuming and it takes a while for the traffic to grow.

How to Build Your Buyer's List Using Free Classifieds Sites Like Craigslist & Kijiji

One of the questions a lot of real estate investors ask is how to build a buyers list to sell their properties to. This is probably one of the most important things you can do as a real estate investor, because you absolutely must have an exit strategy when investing in order to cash out and get paid from your deals.

This article is about how to build your buyers list using free classified ads on sites like Craigslist and Kijiji

Step #1 - Get familiar with free classified ads sites like Craigslist.org, Kijiji.com and others. There are lots of other free classifieds sites, but if you start with just these two, you'll be ahead of most people.

Step #2 - Post ads that say something like this... "Investor's Special - Thousands of $$ below Market - This will go fast! (###) ###-####" OR "Handyman Special! Great Deal For Rehabbers! (###) ###-####" (fill in your phone number where the #s are)

Step #3 - When investors start calling you, and they definitely will. Say something along the following...

"Hi, thanks for calling, let me get a little information from you first and then we can talk about the property. First, what's your name? Okay, and your phone number? Do you have a fax number? How about an e-mail address? Great, thanks, now, are you able to close with cash for the property in the next 5 - 7 days? And, what is your price range? Are you interested in full rehabs or just properties that need minor fixing up?

IF YOU HAVE A PROPERTY TO SELL SAY... "Great, my property is located at (give them the address). I've had a lot of calls on it, so you should go see today or tomorrow and then give me a call. When will you be able to take a look at it?" Then, set a follow up appointment with yourself to call them after they have seen the property to follow up.

IF YOU DO NOT HAVE A PROPERTY TO SELL SAY... "meet them or, if the property has sold, tell them... "Okay, great, that property has sold, but I usually try to buy and sell several houses each month, so would it be okay if I get in touch with you when I have another property available that fits the description of what you're looking for?" Most investors will be more than happy to be on your list.

Step #4 - Write the name and contact information of each buyer/investor you talk with down in a journal or keep the names in a file on your computer.

Step #5 - Now, whenever you have a property to sell, just go to your buyers list and fax, e-mail, call or otherwise send them all the information on the property you want to sell and watch how fast the calls come in from people interested in buying it.

List building with articles is a great way to get to know the people on your list, your community. Here are 2 simple to use strategies to get to know your community better.

I divide this into email strategies and letter strategies. Many times I will send out an email asking my list what are their current challenges, what are their struggles, what are their questions.

Email strategy

What I'll also do a few times a year is when I send out an announcement of an upcoming teleseminar, in that email I'll invite them to ask a question. That will create the teleseminar and will answer those questions on the teleseminar.

So you can ask in a simple email program that you already have access to, whether it's through a shopping cart or through some other system. You already have a way to ask. I lift that out because I don't want you to think you have to get into some huge production and expensive kind of thing to get these questions asked.

You don't have to. Just send an email. Can we all do that? Yes, we can all do that and I want y'all to do that, so that's the email version of it.

Letter strategy

A derivative of doing it that way is called the letter strategy. That's where in an email you tell your listeners, your readers, your following, your community that you have put together a letter you would like them to read.

So the first letter for this I ever wrote, I wrote in the lounge of an automotive place, but it was a letter for the mentor program, talking about people's struggles, what they struggled with, what the solution was, and there was a letter addressed to them, asking them what they were struggling with and then having them apply - you get that piece? - to be in the mentor program. Part of that application was telling me what their biggest struggle was.

That's using email to send them to a letter, so you can do it solely by email. Just send out an email. "What's your biggest question about _____? What do you struggle with? What can I help you with? What's in the way that I can answer?" You can do that just with a straight email.

Secondly, send an email letting them know that you have put together a letter that you'd like them to read, and the link in the email sends them to that letter.

So that's email and then the letter, letting them know that you want to know what they struggle with and asking them to apply for something that's part of the answer, and asking them a question right there in that letter so you'll know what to provide them with.

All kinds of applications have been developed for Twitter, and I've discovered that people either love to tweet (i.e. submit a Twitter post) or the whole concept drives them crazy. I admit that seeing all the tweets exchanged among those I follow can be overwhelming (like being in a big instant message universe where everyone can see everyone else's messages), but I am having success in getting to know my fellow Twitter peeps and in getting the word out about my business and in growing my list.

As I became accustomed to tweeting daily, I began to wonder if I was missing a key business marketing strategy in the process, and then a colleague told me about her strategy of sending a direct message, or DM (this is a private message goes directly to your Twitter pal via email and can't be seen by others) thanking them for following her, as well as a short introduction to her business. I thought that was a wonderful idea, began to implement that strategy, and saw results immediately.

Then I read a great post by Denise Wakeman of The Blog Squad on building your list with Twitter, and knew I had to incorporate this idea into my marketing strategy. Here's the steps I took to maximize my use of Twitter to grow my email list:

1. Create a Twitter account. Your Twitter ID can be your given name, or you may want to use your Twitter ID to brand yourself, i.e. OrganizingQueen. Just get the basics set up at this point. In the setup, check both options of "Email when someone starts following me" as well as "Email when I receive a new direct message."

2. Have a freebie to give away. You may want to create a unique electronic giveaway just for your Twitter followers, or you can use the same giveaway that you already use on your site. Once you've decided what to give away, create a squeeze page and insert sales copy and an opt-in form so that you can direct your Twitter followers to this page for them to join your list and receive your free giveaway. For tracking purposes, you may want to set up a unique page to see just how many subscribers join your list from this invitation.

3. Twitter bio: You have 160 characters to describe your business as a part of your Twitter bio. Describe yourself and your call to action. Here's a sample: "Houston Professional Organizer. Follow me for free ebook to learn how to clear your clutter in 30 days."

4. Set up TweetLater.com account and welcome message: The aspect of this service that you'll be using is the ability to send an automatic message to new followers, which you should turn on as a part of setting up your account. You can choose a public or direct (private) message. Choose to send the private message. This message is limited to 140 characters, as it's a tweet, so here's a sample along the same lines as the sample mentioned earlier: "Thx 4 following. Get free ebook to help clear clutter in 30 days @ ." I have also turned on the ability to automatically follow new followers.

6. Twitter email address. When you create your Twitter account, use an email address that is attached to an account or software that will enable you to forward all new follower notifications that you get from Twitter. My email software doesn't offer that forwarding capability, so I changed my Twitter email address to my Gmail address, and used the filter capability to create a Twitter label and to forward all of my follower notifications to my TweetLater.com account.

As a part of the account setup, TweetLater gives you the email address to which you forward those notifications as well as instructions on setting up your rules for your email forwarding. What happens when this is set up correctly is that anytime anyone decides to follow you in Twitter, they automatically get your direct email message to join your list without you having to do anything.

If needed, be sure and update your email address in your TweetLater account. You can also forward these messages manually to your TweetLater email address and achieve the same purpose. In order for this to work, the email address in your TweetLater account must match the email address in your Twitter account.

7. Test your setup. To ensure that this setup was working for me, I set up a "fake" Twitter account just for testing, using one of my free account email addresses. In my "fake" account, I found my "real" Twitter profile and clicked "Follow". Within minutes I got an email message that my "fake" account is following my "real" account, and then at my "fake" account email address, I received my TweetLater direct mail message about getting my free ebook, and a second email that my "real" account is following my "fake" account.

Don't Pay For What is Free, List Building

Alright, so the website is functioning, visitors are arriving, but revenue is stagnating. The squeeze page is in order, the links all work and a 5th grader could make a purchase, yet the visitors don't. What is going on? Before you give up, close the site and take to selling melons on the side, think about your list or leads. Are they appropriate, correct and in order. Does the site work like it is suppose to, or is it causing you to lose business.

Where are these leads or list information coming from? If you are buying them they may be from the wrong category of buyers, or how about your opt in or squeeze page, does it work appropriately? Most site owners are shocked when they learn their squeeze page doesn't work like it is suppose to. Give it a try, visit the site, enter your information and wait. Does the page do what it claims? Did your contact information get sent? These are important factors for any website. Periodically checking the working of the site is important.

These safe lists can do wonders for any type of site. The lists or contacts developing on your own site are much better than paid lists. After all when your squeeze page is providing email addresses, or contact information, you know it is legitimate. Paid lists are sometimes full of old, non working information making them impossible to work with. List building can be completed on the website with relatively little work or financial lay out. Simply make sure that they squeeze page is in order, the entire site works and you should be getting lists shortly.
