How to Build Your Buyer's List Using Free Classifieds Sites Like Craigslist & Kijiji

One of the questions a lot of real estate investors ask is how to build a buyers list to sell their properties to. This is probably one of the most important things you can do as a real estate investor, because you absolutely must have an exit strategy when investing in order to cash out and get paid from your deals.

This article is about how to build your buyers list using free classified ads on sites like Craigslist and Kijiji

Step #1 - Get familiar with free classified ads sites like Craigslist.org, Kijiji.com and others. There are lots of other free classifieds sites, but if you start with just these two, you'll be ahead of most people.

Step #2 - Post ads that say something like this... "Investor's Special - Thousands of $$ below Market - This will go fast! (###) ###-####" OR "Handyman Special! Great Deal For Rehabbers! (###) ###-####" (fill in your phone number where the #s are)

Step #3 - When investors start calling you, and they definitely will. Say something along the following...

"Hi, thanks for calling, let me get a little information from you first and then we can talk about the property. First, what's your name? Okay, and your phone number? Do you have a fax number? How about an e-mail address? Great, thanks, now, are you able to close with cash for the property in the next 5 - 7 days? And, what is your price range? Are you interested in full rehabs or just properties that need minor fixing up?

IF YOU HAVE A PROPERTY TO SELL SAY... "Great, my property is located at (give them the address). I've had a lot of calls on it, so you should go see today or tomorrow and then give me a call. When will you be able to take a look at it?" Then, set a follow up appointment with yourself to call them after they have seen the property to follow up.

IF YOU DO NOT HAVE A PROPERTY TO SELL SAY... "meet them or, if the property has sold, tell them... "Okay, great, that property has sold, but I usually try to buy and sell several houses each month, so would it be okay if I get in touch with you when I have another property available that fits the description of what you're looking for?" Most investors will be more than happy to be on your list.

Step #4 - Write the name and contact information of each buyer/investor you talk with down in a journal or keep the names in a file on your computer.

Step #5 - Now, whenever you have a property to sell, just go to your buyers list and fax, e-mail, call or otherwise send them all the information on the property you want to sell and watch how fast the calls come in from people interested in buying it.
